The biggest cost factors
- Size and heightMore wall area means more paint and labor. Two-story homes need ladders or lifts, and they take longer.
- Surface typeStucco soaks up more paint than smooth siding. Lap siding has more edges to cut in. Wood trim and porch details take the most time.
- RepairsRotted trim, siding or fascia has to be replaced before painting. This is the factor that most often separates a cheap estimate from an honest one.
- PrepPressure washing, scraping, caulking, patching and priming. Good prep is most of the job, and it's what makes paint last in Florida.
- Color changeGoing from dark to light, or making a big color shift, can mean an extra coat.
- Paint qualityBetter paints cost more per gallon, but they hold color and resist mildew longer. Our go-to is Sherwin-Williams, and we'll quote another brand if you ask.
- AccessTight side yards, screened pool enclosures, landscaping and steep roofs all add time.
- HOA or POA requirementsSpecific approved colors or finishes can affect which products are used.
Comparing estimates
When two quotes are far apart, check what each one includes:
- Is pressure washing included?
- Is wood rot or stucco crack repair included, or extra?
- How many coats?
- Which brand and product line of paint?
- Are trim, doors, the garage door and the lanai included?
- Is cleanup included?
- Is the company insured?
Interior jobs
Inside, cost depends on the number of rooms, ceiling height, whether ceilings, trim and doors are included, how much drywall repair is needed, and whether furniture has to be moved. Removing a popcorn ceiling is priced separately from painting.

Painting cost questions
Why do painting estimates in Orlando vary so much?
Mostly because of what's included. One estimate may include pressure washing, rot repair, crack repair and premium paint, while another leaves those out. Compare line by line.
Is it cheaper to paint in the off-season?
Interior work goes ahead year-round. Exterior schedules fill up in the drier months, so getting your estimate early gives you the most choice of dates.
Does a color change cost more?
It can. A big change, especially dark to light, may need an extra coat for full coverage.
Are your estimates free?
Yes. They're free and written, and they spell out what's included.
